How Much Is My Gym Really Worth?

He knows what he paid for the equipment. He knows what he put into the build-out, the years of early mornings, the members he knows by name. Add it all up and the number feels right — to him.

Here is the distinction that decides almost every gym sale: buyers don’t value your gym based on what you have invested, how hard you have worked, or how much you need to walk away with. They value it based on what the business can produce for them. Your number is built on your past. Their number is built on your gym’s future — and whether that future looks predictable or risky.

Most independently owned gyms are valued on cash flow and earnings, not on revenue. For a smaller, owner-operated business, the starting point is usually Seller’s Discretionary Earnings — SDE.
